How Porter Ranch Got Here

The Porter family bought this land out of the old Rancho Ex-Mission San Fernando in 1874, and it stayed ranchland for most of the next century. Tract housing arrived around 1960 along San Fernando Mission Boulevard, Los Angeles annexed the area in 1965, and roughly fifty of those first homes were later demolished to make room for the 118 freeway. That timeline explains why Porter Ranch reads so differently from Northridge or Granada Hills next door: most of what trades here was built decades after its neighbors, and a good share of it went up in the last thirty years.

The tracts, and why they move the price

Porter Ranch is not one housing stock. The older sections south of Rinaldi date to the sixties and seventies. The master-planned developments climbing north toward the Santa Susana foothills are newer and larger, and they carry HOA dues and in some cases Mello-Roos assessments that the older tracts do not. Renaissance Summit sits at the highest point in the neighborhood. Two houses a mile apart can differ by decades of construction, an association, and a very different monthly carrying cost. Which side of that line a listing falls on matters more here than in most Valley neighborhoods, and it is the first thing worth pinning down.

Getting around

Mason, Corbin, Porter Ranch Drive, Tampa and Reseda run north to south. Sesnon and Rinaldi run east to west, with the 118 — the Ronald Reagan Freeway — cutting across the south end of the neighborhood and feeding the 405 and the 5.

Parks and Open Space

Limekiln Canyon Park and Aliso Canyon Park give the neighborhood genuine trail access without leaving city limits. Porter Ridge Park, which stood in for suburban California in E.T. the Extra-Terrestrial in 1982, holds the ballfields. Holleigh Bernson Memorial Park, Moonshine Canyon Park, Viking Park, Rinaldi Park and Palisades Park fill in the rest.

Schools

Castlebay Lane Charter School and Porter Ranch Community School serve much of the neighborhood. Attendance boundaries here do not follow the tract lines and have been redrawn before, so they are worth confirming against a specific address rather than assuming from the street name.

What Buyers Ask About: Aliso Canyon

In October 2015 a well at the Aliso Canyon natural gas storage facility, roughly a mile north of the neighborhood, began leaking. It was permanently sealed in February 2016. It still comes up in most Porter Ranch conversations, and it is a fair thing to ask about. What matters in an actual transaction is what has to be disclosed and what a buyer’s own inspections and research turn up — a conversation worth having plainly rather than talking around.
